Having departed Ram Partners last month, I am taking a methodical approach to obtaining the next opportunity. I am searching for the perfect fit, where employees are viewed as the firm’s most valuable asset, where opinions and concerns are heard, and acted upon, and team members are excited to come to work rather than looking at the clock the last hour of the day. I was approached via email this week by a Virginia based property management company for a leasing consultant position at a community in Decatur. The hiring manager indicated he wanted to do a phone interview to discuss my qualifications. My first thought was that my qualifications are detailed in my resume. Why not say, “Hey Bill, we think you are a great fit for our leasing consultant position and would love to speak with you”. Sounds a lot more welcoming, doesn’t it? I reviewed the job description. All of these job descriptions sound the same. If you are an exceptional leasing consultant you know what the job entails, you understand completely all the aspects of the job as you have experienced much success. The job description for this position was not very welcoming. It contained phrases like “must have this, expected to do that, blah, blah, blah”. The real irony was that the job paid under $16 per hour. Let’s be honest, in many cases, when property managers are looking to hire a leasing consultant, it is the result of serious challenges. Poor performance of existing staff, occupancy rates down, and poor reviews. I would suspect you are not going to get the help you so desperately need at $16 an hour.

A well-educated agent is a client’s best asset. What do I mean by this? Sometimes at Rand Commercial we'll deal with an inexperienced agent at another company. For example, my client needs office/flex space, and I’ll inquire to the other agent, “What’s the zoning?” and they’ll say, “Commercial.” That’s like saying, “What’s the weather?” And you respond with, “Nice.” I don’t know if “Nice” means you like rainy weather or “nice” weather means sunny or 60s with a little breeze. All this to say- there’s no such thing as a generic commercial zone. It’s either industrial, retail, mix use, etc., but NOT a guess at a GENERIC COMMERCIAL ZONE As a commercial agent you need to vet, investigate, inquire and learn. More information is always better. At Rand Commercial we stress knowledge & information .
