And not just any offers, but at least 2 were cash offers. But did we get cold feet? No way! Strategy was key. 🗝️ I connected well with the listing agent, made sure our offer was super clean, and teamed up with the lender to make sure Ben looked like a dream buyer. And guess what? It WORKED. 🚀 Our offer? Accepted. 🥳 Beating out a cash offer? Priceless! Moral of the story: Never underestimate the power of a well-played plan, even if you’re going up against a cash offer. Shockwave within the real estate industry. Most of you know that my side passion is real estate and that I closely follow all things real estate. This verdict is the biggest challenge to an established industry that created such a moat around access to listings and associated info that it almost made it required to use a realtor to sell or buy a home. What comes next is unknown. But if you ever sold your home and cringed at paying 6% commission (myself included), half of which went to the buyer's Realtor, you may have an entirely different experience next time. While seller's potentially may benefit with lower commissions, the bigger question is who and how will buyers be served. Some Realtors assume that the buyer will be willing to pay for Realtor services. However, that is highly unlikely given the behavior and expectations Realtors set for buyers. If we assume that buyers are not willing to pay for Realtors then here are some questions for discussion. - Who will vett that buyers are valid and qualified? - How will buyers view homes if they are not being escorted by a Realtor? - Who will submit and advice on making an offer? A highly legal process. - Who will make sure the buyer does all their task to get to closing? You read that right, CLOSED for 110k under asking price. Deals like this don’t happen everyday! This home needs TLC and the asking price was not supported by the market. If you’re thinking to buy or sell, there are two lessons here. 1.) SELLERS— I always tell my sellers that an overpriced home will ultimately sell for less. Starting too high and “testing the market” will never do you any favors. You lose your competive edge. This is a prime example but my buyer ended up on the winning end of the deal. 2.) BUYERS— There are deals in every market. It’s not going to be the fully updated “Move In Ready” home. If you can find a motivated seller, play your cards right and be willing to put in the work, you can negotiate instant equity plus gain sweat equity down the road.
