I had the pleasure of being a guest on the Collecting Keys Podcast with Michael DeHaan and Dan Austin. One thing we discussed was leaving duplexes and single family behind. Here's why we left those assets behind: For many, real estate investing is part of a long-term wealth building strategy. For us, real estate investing was more. We were looking to leave our careers behind to pursue investing full time. After our first few single family deals, things were going fine, we learned a ton, and it became very obvious doing single family deal after single family deal wasn't going to get us to leaving our W-2 jobs in any short timeframe. At the time (2019) we looked at our experience with residential real estate and with mobile homes, we looked at mobile home parks and loved the macro-economic trends supporting the asset class. We absorbed countless podcast episodes, books, etc to learn as much as possible about the assets. Then we started looking for communities to purchase, reaching out to owners, and ultimately buying our first community in 2020. Do you prefer single family or commercial assets? This evening I had the privilege of listening in on the Property Prophets podcast LIVE while Travis Wells interviewed Sofia Castro 🙌🏻 With a multifamily portfolio of $750M+, Sofia is a wealth of real estate knowledge and I feel so energized any time I have the opportunity to hear her speak. I was able to ask one question tonight - “When getting started in real estate, how do you balance preparation and just jumping in? What does meaningful preparation look like?” She offered this clarity: 1️⃣ Really understand the market you want to invest in. Do your research on the asset before buying - the good, the bad, all the details. Does it align with your goals and interests? Also, whichever asset class you choose, start in your backyard so it’s tangible and you can really see it and understand. 2️⃣ Know how much money you have to invest. This includes for your down payment, leverage and operating expenses. How much real estate can you afford without impacting your personal finances? I thought this really helped break down what is important when considering where to start while also preventing analysis paralysis or jumping in too quickly. Definitely recommend following Sofia Castro and tuning into this episode when it comes out! #realestateinvesting

I highly recommend listening to 'The Best Ever' podcast if you are interested in investing in Real Estate. This was an insightful listen for many reasons: 1. There is a ton of uncertainty going into 2024 about where the market will ultimately land. 2. There seems to be consensus across the board that transaction volume will pick up in both single family and multi family. 3. It's impossible to time the bottom of the market. I am bullish on housing long-term for many reasons, but one of the main reasons is the major shortage in housing our Country has - largely in part due to the massive amount of red tape the government has when trying to build new housing, whether it be single family or multi family housing . It will continue to get more expensive and it will get harder and harder to be a homeowner. We must look at our investments from a long-term lens and be well capitalized to not get in a bind where you turn in to a 'forced seller' during down cycles. https://lnkd.in/gNC7sXU2
