Are all sales comps created equally? Most inexperienced investors will use price per unit as a sales comparable for their investment or acquisitions. The problem is, multifamily sales are finite and other factors have to be used to find the true underlying value of an asset. Experienced investors and operators will use a swath of metrics to determine values using sales comps. I've written an article on our website explaining the nuances of sales comps.
