Most of my projects are speculative, meaning there is no specific end-user, owner, or client in mind. These homes are designed for a future owner who has not yet been identified. As an Interior Designer, this means I have to create not only the interior but also envision the type of client I am designing for. Are they a family or a single person? What age group do they belong to? Do they entertain often, have pets, kids, hobbies? Do they cook or cater, exercise, work from home, and so on? As I've mentioned in previous writings, designing a home is a collaborative effort. It involves working closely with Architects, Engineers, landscape professionals, and more to craft a unique design. One of the key professionals in this process is the Realtor, who is responsible for selling the home. Realtors provide valuable insights about the potential end user and guide the budget parameters we have to work with. They offer critical information on what the house should sell for based on previous market trends, what design styles (modern, traditional, transitional) are in demand, and what amenities purchasers in the neighborhood are looking for (such as pools, gyms, home theaters). This background on market trends allows us as designers to tailor our designs to meet market goals. A good Realtor not only provides this valuable information but also guides the investor, offering an informational framework. However, in the past few years, I have noticed a trend where some Realtors try to influence the actual design of the home itself. They may suggest or demand changes in materials, finishes, architectural details, and even furniture and lighting. While everyone is entitled to their opinion, this input from realtors has, more often than not, caused confusion and panic, especially among investors. Comments as simple as “those pillows are too dark”, can lead to a series of changes, deletions, and revisions resulting in administrative chaos and an investor on an impossible chase to please every and all potential buyers. In speculative design, the role of the Realtor is crucial for providing market insights and budget guidance, but it's important to maintain a clear boundary to ensure the design process remains efficient and focused. #interiordesign #builder #design

Tired of seeing the same #$@$ "Custom Home" over and over again? A good question to ask... is it "Custom" or "Customized"? A truly custom home is completely specified from the ground up by the client. It means the client is responsible for dictating the design and is the standard bearer for whether the design will meet approval."Customized" is an approach that allows the client to believe they are making selections but the approval process is streamlined so that choices are limited.A custom home will require the client providing detailed information about budget, design intent, and functional needs. The solutions the design team brings to a custom home project are then all about meeting those requirements set forth by the client.In a customized experience, the budget, style choices and function (space planning, layout, finishes) are all predetermined before design begins.
