A more sensible way to go about staffing an engineering organization: 1. Hire as many full-timers as needed for long-term operational maintenance, plus some amount of additional capacity to both pursue new opportunities for innovation and to ensure there’s sufficient slack in the system to prevent short-staffed, short-sighted decision-making 2. Contract temporary help for ambitious undertakings in order to meet their commensurate increase in demand for engineering capacity. Ideally, pick an agency that collaborates as a strategic partner, whose engineers integrate seamlessly into your org without having to be managed by it, and who can elevate your teams by conferring outside skills and experience. ⬆️ That's us, BTW, and exactly why clients return to us over and over again.

Michigan LARA / CRA It’s ridiculous enough that we have to submit a form and agreement to you everytime we land a new client…. But y’all really need to figure out your plan with manufacturing agreements. It’s clear your team has no clue what they are doing, and the directives they have been provided are not effective. They can’t tell the difference between a simple manufacturing agreement, and a licensing agreement. They are asking us to add amendments to contract that blantantly do not apply to the partnership, and simply do not make sense once included. Maybe it’s time stop hiring cops…. And start hiring people with business and supply chain experience. It’s absolutely embarrassing how little your front line team understands about the market they are tasked to regulate. Just FYI you might want to pass on to your team since they clearly don’t understand basic business principles: the terms ‘licensee’ and ‘licensor’ only apply to (you guessed it) licensing agreements! For simple manufacturing/ processessing agreements, these terms do not apply. Brian Hanna - stop wasting our time with these useless form submissions that your team doesn’t even have the skills or experience to manage. If you and your team can’t figure out from METRC which facility is doing business with which facility… maybe all your forensic accountant cops aren’t that good at their jobs? I shouldn’t have to tell you when I land a new co-packing client. I shouldn’t have to tell you when I buy a new air compressor. But if you’re going to make me, at least do it efficiently, with a competent staff, who actually has business experience.

Responsibilities Take charge of the "Greenfolder" process ensuring that the Division completes all due diligence and internal approval items within a timeframe that meets third party seller's contractual requirements. Manage land acquisition contracts and monitor contract compliance with Director and outside attorneys. Draft concise and accurate explanations of acquisition opportunities, strategies and risk for executive level associates. Work in conjunction with the Director of Land Acquisitions in negotiating terms and specifics of purchase and sale agreements. Act as liaison between closing attorneys and Division staff to close on property Facilitate processes required for due diligence for the purchase of property. Track and manage due diligence budgets and payment to 3rd party consultants Monitor and manage potential land acquisition opportunities and update data base files. Network with other builders and developers to maintain market awareness; develop contacts to become a strong competitor in Division's market area. Manage the updating of pipeline and future opportunity reports for each submarket within the region. Contact and meet with developers and land sellers as necessary and regularly update the land pipeline tracking reports. Develop a broad understanding of the market including the competition, house types/sizes, price points, and sales absorptions for each county within the region. Research approvals/permits, zoning, engineering plans, improvement estimates, off-site improvements/contributions, soils/geology, wetlands, utilities, affordable housing component/contribution, and building costs. Manage and update geographical land pipeline and submarket information
