Job Summary

As the Installation Project Manager/BMS Electrical, you will be responsible for assigned electrical projects including estimating, cost control, forecasting and scheduling the low voltage electrical scope of projects through final project completion. Ensuring the BMS (Building Management System) Electrical Subcontractor delivers the installation on time and on budget. You will be the centralized point of contact and will coordinate with electrical subcontractors, general contractor, and client to meet all project goals. Works with technical staff and seeks guidance from experienced project leads, the company directors, and principals.

Education And Experience

  • High School Diploma.
  • Typically, 8+ years total experience with at least 5+ years at Electrical Construction Supervision.
  • Proven Track Record: typically, 3+ years as previous level.

Duties And Responsibilities

Key Responsibilities:

  • Excellent field experience and understands the roles of associated trades.
  • Builds relationships with customers and contractors.
  • Ensures BMS installation conforms to project specifications
  • Coordinate FOK (First of Kind) installation for approval
  • Responsible for BIM/Punchlist issues related to construction and equipment
  • Review global/site SCI audits with installer to mitigate installation issues
  • Understands control system design and how it interfaces with other systems.
  • Adapts to changing demands of the situation.
  • Understands and enforces quality requirements on subcontractors.

Project Management Responsibilities

  • Communicate in an effective, positive, and proactive manner with customers and trade partners.
  • Manage BMS Electrical Subcontract/SOW & Subcontract CORs
  • Review and approve BMS Electrical Subcontract Cash Flow and Billings
  • Work with Purchasing Manager, vendors and trade partners ensuring accurate, on time delivery/return of instrumentation and equipment.
  • Coordinate instrumentation purchasing requests.
  • Ensures on time delivery of BMS electrical installation per the contracted schedule
  • Represents our company in the following project meetings: (Plan of the Day, RAIL (Rolling Action Item List), Weekly Work Plans, Flow Schedule/Pull Plan Development Meetings, Six Week projection, etc.)
  • Manage electrical installers BIM model signoffs, precast panel sign offs and shop drawing submittals
  • Providing ROJ dates for BMS enclosures and subpanels
  • Work with OFCI vendors for ROJ dates on owner furnished equipment
  • Coordinate with onsite mechanical contractor for equipment delivery (PREFAB)
  • Review/submit electrical installer shop drawings & electrical installer as-built shop drawings and BIM model
  • Reports status to the Project Manager
  • Understand the scope of work assigned, identify when issues arise that are beyond that scope, and effectively resolve those with customer and team.
  • Anticipates possible issues that may arise during a project and proactively plans solutions.
  • Participates in generation and administration of change orders.
  • Promotes a positive/collaborative team culture.

Supervisory Responsibilities

  • Where applicable, directs and oversees junior or subordinate staff members regarding construction, operations, and/or maintenance tasks and assignments at a project site.

Required Skills And Abilities

  • Proficient using various software applications - BIM 360, Procore, MS Office Suite
  • Reading and interpreting construction plans and specifications and applicable code requirements
  • Success with contract documents: contract drawings, specifications, subcontracts, contract addendum, and change orders
  • Works independently with minimal guidance from senior staff members.
  • Makes effective decisions based on data, intuition, experience, and judgement.
  • Picks up on verbal and nonverbal cues from others.
  • Manages emotions effectively.

Travel Required

  • As required, expected to be 25-50%.

On Call

  • Per project requirements.

Work Authorization/Other Requirements

  • Proof of eligibility to work in the country where the position is located is required.
  • Maintain a valid drivers license.
  • Fit for Duty at all times
