The Off-Street Parking Operations Manager is responsible for overseeing the daily operations of off-street
parking facilities, including parking garages, lots, and structures. This role involves managing parking staff,
implementing operational procedures, and optimizing revenue generation while ensuring a high level of
customer service. The Off-Street Parking Operations Manager plays a key role in maximizing the efficiency
and profitability of parking assets.
Key Responsiblilities
Staff Management:
Recruit, train, and supervise parking attendants, maintenance personnel, and administrative staff to ensure efficient operation of off-street parking facilities.
Assign duties, schedule shifts, and conduct performance evaluations to maintain a motivated and productive workforce.
Provide guidance, support, and training to staff members to enhance their skills and promote professional development.
Operations Oversight
Develop and implement operational procedures and protocols for off-street parking facilities, including ingress/egress management, fee collection, signage, and safety measures.
Monitor parking occupancy, revenue collection, and equipment functionality to identify operational issues and implement corrective measures as needed.
Coordinate with maintenance staff or contractors to ensure routine maintenance, repairs, and upgrades are completed promptly to maintain facility integrity and appearance.
Revenue Management
Develop pricing strategies, rate structures, and fee schedules to maximize revenue generation while remaining competitive within the local market.
Analyze parking revenue data, occupancy rates, and customer trends to identify opportunities for revenue enhancement and cost optimization.
Implement revenue control measures, such as payment technology upgrades, revenue auditing procedures, and fraud prevention initiatives.
Customer Service
Ensure a high level of customer service by providing assistance, information, and support to patrons regarding parking policies, payment options, and facility amenities.
Respond promptly to customer inquiries, complaints, or feedback, resolving issues effectively and maintaining positive relationships with patrons.
Implement customer-focused initiatives, such as loyalty programs, satisfaction surveys, and amenities enhancements, to enhance the overall parking experience.
Regulatory Compliance
Ensure compliance with local parking regulations, zoning ordinances, and permit requirements governing off-street parking facilities.
Maintain accurate records of parking transactions, permits, citations, and regulatory documents, ensuring adherence to legal and regulatory standards.
Coordinate with regulatory agencies, law enforcement, and city officials to address compliance issues, resolve violations, and participate in regulatory hearings or inspections.
Working Conditions
The Off-Street Parking Operations Manager typically works in an office environment, with regular visits to off-street parking facilities for inspections, meetings, and staff supervision.
The position may involve occasional evening, weekend, or holiday work to accommodate operational needs and special events.
Travel between off-street parking facilities within the designated area may be required.
Requirements
Qualifications:
Bachelor's degree in business administration, hospitality management, or related field; additional certifications in parking management or facilities operations are advantageous.
Previous experience in parking management, operations management, or related role, with a demonstrated track record of success in managing off-street parking facilities.
Strong leadership and supervisory skills, with the ability to motivate and manage a diverse team of
employees.
Excellent communication, interpersonal, and customer service skills, with a customer-focused approach to service delivery.
