A day in the life
As a Highwoods Maintenance Supervisor, you will be part of a team that strives to provide best in class service to customers in 1.7 million square feet of full-service commercial office buildings in the NE Atlanta Market. We're seeking someone passionate about leading a team of dedicated technicians, providing exceptional service and fostering a sense of community for our diverse customer base within the portfolio.
The Maintenance Supervisor plays a pivotal role in both the operational and financial health of the portfolio, ensuring it is well-maintained and effectively run, while also enhancing the customer experience, making the space not only functional but also a preferred destination. This position supports the property management team whose primary focus is achieving operational excellence and fostering a vibrant community atmosphere across our properties.
Responsibilities
Must possess proven leadership skills and the ability to train/mentor others. Documented training/ experience/license in two or more of the following fields:
High School Diploma or equivalent required. A BOMA designation of Systems Maintenance Administrator or Systems Maintenance Technician is preferred. Must possess five or more years of commercial property maintenance experience.
Work Environment/Physical Demands
While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold / hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision, and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.

Responsibilities
- Supervise and mentor all maintenance technicians, providing support and assistance as needed
- Review and approve bi-weekly time sheets. Review and approve overtime requests with input from the Property Managers and the Manager of Facility Operations
- Conduct performance evaluations for the maintenance technicians
- Coordinate the daily maintenance technician schedule and property responsibilities
- Prepare and coordinate the On-Call Schedule and weekend project work list
- Provide back-up coverage for the maintenance technicians and fill in during absences
- Coordinate on-going training programs
- Communicate with and support the Property Managers regarding all maintenance activities
- Monitor preventative maintenance program
- Monitor work order status and follow up on repetitive work orders and work orders outstanding over 72 hours
- Conduct regular maintenance inspections and safety audits
- Oversee capital improvement projects
