The Asset Management Associate will manage a portfolio of senior and affordable housing assets, with a focus on maximizing value and minimizing risk. The Asset Management Associate will work closely with the Asset Management team to implement strategic initiatives and improve operational performance. Key Job Responsibilities
- Analyze and manage the financial and physical performance of a portfolio of senior and affordable housing properties.
- Review and analyze operating results to identify areas of opportunity for cost savings and increased revenue. Present results and recommendations to senior leadership team.
- Collaborate with the Property Management, Finance, Development, and Accounting teams, to ensure alignment with overall business objectives and ensure seamless operations.
- Participate in regular meetings with senior management to discuss portfolio performance and strategic initiatives.
- Support efforts to improve overall energy efficiency by identifying opportunities and funding sources to help meet organization’s resiliency goals.
- Conduct regular property inspections.
- Assist in the preparation of property budgets.
- Participate in due diligence and overall transaction support.
- Track and report insurance claims.
- Manage Capital Expenditure process, including directing budget process, reviewing unbudgeted requests, and managing replacement reserves.
- Prepare the monthly financials dashboard and provide an analysis of opportunities identified.
- Follow up with Regional Managers on variance questions regarding expense overages and income shortfalls.
- Manage Subsidy Programs, including review of rent and expense increases; ensure rent studies and Utility Analysis are being completed in accordance with individual contracts. Confirm accurate audit, insurance, and tax expenses.
- Bachelor’s degree required, preferably with course work in finance, economics, real estate, or related fields.
- Demonstrated interest in affordable housing and/or senior housing or related areas.
- Experience in real estate finance, asset or property management, preferred, particularly in affordable housing real estate.
- Strong writing and presentation skills, with the ability to analyze data and present information.
- Ability to work both independently and on a team, as well as to multi-task and meet deadlines.
- Proficiency with Microsoft Excel, Word, Outlook, PowerPoint, & Teams; Yardi and Smartsheet also helpful.
- Strong communication skills.
- Able to work in office or in the field, as directed.
