Illustrating some concepts from our Methane and Carbon Market Principles papers is our funding of a ClimateWells Pilot Project that enables the remediation and retirement of wells in the Wilmington community of Los Angeles. Innovative projects like this can generate economic value for reducing methane and CO2 emissions and create a range of potential environmental, social and economic benefits.

⛵ We're on a boat! We'd have FOMO too if we missed the chance to attend this year's 24th Annual U.S. Real Estate Opportunity & Private Fund Investing Forum in beautiful Rhode Island. From networking with industry leaders to uncovering new investment opportunities, we had an incredible time! A few takeaways from the event: 🔹Property values will continue to fluctuate for at least the next year before transaction volume will increase. The firms who have the best grasp on data, analytics and market trends will steal the deals. 🔹Despite high interest rates, there is still plenty of money to lend, so experienced owners who understand their market will get financing that works for their deal. 🔹Although not as much common equity in the market currently, plenty of preferred equity exists to get deals done in strong markets. #RealEstate #PrivateEquity #CommercialRealEstate #Networking

High W2 earners with at home spouse/partner, save your hard-earned money legally with commercial real estate tax benefits! For those who work in NYC or CA, it is not uncommon to see the combination of 1 high income W2 earner(>$500k) + 1 non-W2 contributor. And for those that want to postpone paying huge taxes, you have a good solution here, the triple combination of (cost segregation, bonus depreciation, real estate professional status)！ 1.     Cost segregation allows you separate the depreciation such as carpets/doors differently from the building itself, at 5, 7 or 15 years. (Note that you can do cost segregation on your residential too, but most cases it would not make financial sense as the cost of cost segregation is no joke ) 2.     Bonus depreciation allows you to group those depreciate from 5 to 15 years into the first year (and hence bonus)! This is huge. 3.     Real estate professional status (I can have another short post on it if necessary) is the key for writing off your W2 income with paper loss from bonus depreciation. Usually it is difficult (and most times impossible) to satisfy the hour requirements for real estate professional status if you have a full-time W2 job. So, it works best if there is only one W2 earner and the other person would claim real estate professional status. If you make $500K in NYC, you are probably paying half of that as tax. If you invest in a $5M deal, the deal could get a bonus depreciation in the 1st year of say $800K. If you invest 25% of the equity and get 25% of the depreciation benefits, that is a whopping 200K write off to your W2 income! And it is legal because government uses tax benefits to encourage real estate investing! Of course, you are postponing (not waiving completely) your tax because when you sell the deal, your tax will catch up (aka depreciation recapture). But nothing stops you from doing 1031 or simply investing in another deal and using the write off from the other deal to write off your gain (which is called a lazy 1031). Happy saving your hard-earned money! ✌ Disclaimer: I am not a tax expert so please consult your CPA for your tax related decision.
