Good article from CoStar Group on industrial construction. As expected, industrial development is slowing and Phoenix is entering a more natural supply pipeline. Additionally, Costar highlights the strength of smaller product in Phoenix: "With 90% of the pipeline focused on properties larger than 100,000 square feet, small-bay product is expected to remain relatively insulated from supply side pressure. The availability rate among buildings smaller than 50,000 square feet is below where it was entering the pandemic, which could allow small-bay landlords to retain better pricing power than their large-bay counterparts."

Houston still No. 1 city for trade in U.S.; 70k jobs added in past year. "Houston's job growth is slowing down compared to two years ago...That's according to the Greater Houston Partnership. Every year the GHP looks into Houston's global economy, offering insight into the region's major trading partners and trends affecting the area's international trade." "Senior VP of Research Patrick Jankowski joined Houston Matters on Friday and said that the city is still doing well, despite the slowdown. The city added around 70,000 jobs in the last 12 months, he said." "In the Houston area, about $175 billion in trade happens, which makes it the number one city in the U.S. for shipping and trading. Jankowski said for Houstonians, this means jobs." "If we did not export as much as we had, we would not have as robust an economy and we would not have as many jobs in the region," he said." "Houston's biggest trade partners are China and Mexico, Jankowski said...They actually flip flop every now and then, one year it's Mexico, the next year it's China and then it goes back and forth," he said. "But the top five are: China, Mexico, the Netherlands, South Korea and Brazil." "Some of the major exports from Houston include crude and refined products, steel, industrial equipment, electrical equipment, plastics and chemicals." "And we still export agricultural products," he said. It’s become a familiar cycle: A powerful storm sweeps through a swath of Texas and takes the electric system down in its grip. Trees might bend and topple, crashing down onto a power pole. Sometimes the weight of ice pulls branches onto electric lines. Other times wind makes a wire spark, and that ember ignites a destructive blaze. Thousands of Texans then sit in the dark for days — in either the blistering heat or frigid cold — waiting for utility crews to survey and fix the damage so electricity can start flowing again. Such power outages are likely to continue. That’s because the massive network of equipment that moves electricity across the state and then to individual Texas homes and businesses is unprepared for the severe weather expected in years ahead, experts say. Making it more resilient will require utilities to invest money to strengthen the system over time. Texas had 210 weather-related power outages — MORE THAN ANY OTHER STATE — from 2000 to 2023, according to an analysis by the nonprofit Climate Central that used power outage data from the U.S. Department of Energy. As emissions of heat-trapping greenhouse gasses continue to increase temperatures, severe weather disasters will worsen. Fire seasons are getting longer and more intense, according to Climate Central. Warmer oceans fuel storms, causing hurricanes to likely be stronger. Days before Hurricane Beryl made landfall on the Texas coast July 8, it set records for its strength so early in the hurricane season. Beryl made its way inland toward Houston as a Category 1 hurricane and knocked out power to more than 2.6 million customers — showing how vulnerable the grid’s infrastructure in Southeast Texas was to high winds. Hundreds of thousands of power customers still didn’t have the lights on more than a week after the storm as linemen worked to replace poles and broken equipment. It was yet another period in recent years where massive outages left Texans without electricity. A powerful windstorm in mid-May known as a derecho slammed the Houston regionwith 100-mile-per-hour winds, knocking out power for nearly 1 million customers in the so-called energy capital of the world. City officials, residents and utility companies were still trying to recover from the damage from that storm when Hurricane Beryl hit in July.

The storm is coming to the Houston area A few suggestions: 1. make a quick backup of critical files to portable storage (usb) 2. charge your laptop, cell phone, portable batteries 3. have a plan of how you will function if you have to evacuate (call forwarding, email on mobile devices, Wi-Fi or hotspot access) 4. gather critical papers (ids, titles, insurance info, computer logins, phone numbers) 5. ensure you have apps on your mobile device to stay connected (email, social media, weather apps, law enforcement apps) 6. if you hunker down unplug electronics that could be damaged by power fluctuations 7. your electronics can be damaged just as much and maybe more at the moment the power comes back on. Also even if you don’t lose power those lightning strikes can fry your electronics, unplug them during the storms 8. have a go-bag for emergency gear (blankets, candles, lighters or matches, meds, water, batteries, clothes, first-aid, cash, bathroom items, non perishable food) 9. keep in touch with people to let them know you are okay…or not. People worry. Use social media 10. have something to do while you wait (books, movies, podcasts, music) 11. disable non critical apps on your mobile devices and turn down the screen brightness to preserve battery life. Screen brightness is usually number 1 in battery usage 12. shut down computer devices which are not portable, cover with plastic in case of moisture indoors 13. have a list of trusted repair/remediation people who can help with storm damage
