Becoming familiar with process equipment is critical. It’s often the little things that accumulate to cause big problems. Start by creating regular inspection checklists for each equipment.

Routine checks can help the facility manager keep up with changes in process and machinery status and efficiency which can help them notice patterns and predict the potential failures that may occur.

Predictive maintenance is easiest with a PM program that is set up for the specific operation. Within 2-3 years maintenance should have a list of repeat offenders and the reliability folks should be working on ways to close the loop in order to minimize down time. Far too often we run to obsolescence or failure, both of which are a failure to plan. You must stay with the times and be bold and try new technologies to maximize longevity.

Its an evolving world with evolving technology. In addition to manual inspection, equipment performance tracking, and reporting, we are seeing a growing number of companies scale their maintenance maturity with the following: 1. Sensors/PLCs for critical assets. Real time data, giving visibility into the equipment trends and health. 2. Integration into a cloud-based CMMS. Combining both technologies to visualize the data trends, set alert thresholds. Quickly adjust preventive maintenance planning & scheduling.

1. Visual Inspections: Regularly inspect equipment, machinery, and infrastructure for signs of wear, damage, or corrosion. 2. Performance Monitoring: Track equipment performance. 3. Predictive maintenance 4. Scheduled Maintenance 5. Employee Feedback 6. Historical Data Analysis 7. Investigate the underlying causes of past failures to prevent similar failures from occurring. 8. Compliance Checks: 9. Ensure that staff are trained to recognize potential failure signs and respond appropriately.

Feed back : the use of feed back system is highly essential. Here staff, and operators can report a potential issues.

Make sure whom ever is running site reports issues in a timely manner. Set up a pm program and make you have what ever the manufacturer recommends is done as instructed.

Continuous monitoring through technology such as vibration analysis, thermal monitoring, etc. can help alert to potential threats to your equipment before a critical failure occurs.

One thing I have found interesting when comes to predictive maintenance is to have qualified people equipped with correct tools such as infrared thermography, vibration analysis, and ultrasonic testing to execute the machinery diagnosis on an approved maintenance work strategy.

NDT, continuous monitoring and wear modelling are a few examples of predictive maintenance methods that can be applied to a wide range of applications. Higher frequency of inspection results in higher probability of detection of issues.

When it comes to team input we must make sure that we have competent people on place, meaning that we must train they so that they can collaborate in their maximum potential on identifying an future possible breakdown

It is my belief this is an often underutilized tool in our tool belt. Our people should be our biggest asset. Even maintenance only works on the machines so often, but the operators spend the most time on the machine and can often lead you to the problem quicker than just troubleshooting alone.

Everyone should have a voice. Each individual can bring a fresh approach to what ever project you doing or what ever problem you are have. It’s about getting it done in a timely manner not whose idea it was.
