We have successfully exited 388 Richmond Rd, Ottawa, by selling the property to McDonald's at an above-market price while securing a significant lease termination payment from Scotiabank. In Q4 last year, we learned that Scotia was considering an early lease termination. This could have impacted us significantly, especially during our refinancing phase. After evaluating all options and running various pro forma scenarios, it became clear that the combination of proceeds from the sale and the early termination payout would generate the highest return for our investors. We decided to market the property as an owner-user while negotiating a conditional early termination with Scotiabank. Thanks to the expertise and dedication of David Glick-Stal, MBA and Nico Zentil from CBRE, we struck a deal with McDonald's within weeks of the listing going live.
