    The Polish coworking operator CitySpace opens a fifth location in Warsaw. CitySpace currently operates a network of 11 locations across five Polish cities: Warsaw, Wrocław, Kraków, Katowice and Łódź. The operator offers around 4,000 workstations across the country, covering a total area of over 30,000 m2. The new 2.500 m2 location will begin operations in October 2024. It is spread over two floors. "The opening of our new location in Nowogrodzka Square is the first CitySpace project in Warsaw in 5 years. This fall, we will also provide an expanded space in our Katowice center", tells Lisa Zettlin, Managing Director of CitySpace, who was a speaker at the last Coworking Europe conference.     Many office lease contracts will come to an end, in Europe, in the coming 2 years. Will coworking and flex workplace operators seize the opportunity? Certainly. According to the workplace research firm Leesman, total office space reductions could reach 40% across its global clients, reports the BBC. "In most large cities, there is going to be an oversupply of average and bad spaces," says Tim Oldman, Leesman's CEO. "Developers might be forced to the cliff edge to be creative, but they have around five years to prepare, mobilise and get ready for the future that's coming." Will the property owners and corporates then embrace coworking? A study commissioned by the flex workspace service provider infinitSpace seems to say so. For a part, at least. UK landlords anticipate a 54% growth in demand for flexible/coworking workspace by 2030. Nearly two-thirds state that converting office space into flexible workspaces is a key part of their strategy for keeping up with market demands. "By incorporating OneCoWork into our portfolio, we reinforce our growth vision of creating inspiring and innovative premium workspaces that provide all the solutions clients need to develop their businesses, reaching 25,000 m2 of flexible spaces operated in the Iberian Peninsula by 2024," said Ricardo Castellanos Garcia, CEO of Agartha Real Estate (ARE). Established in Spain in 2018, ARE specializes in the search, acquisition, renovation, and management of coworking assets located in major cities in Spain and Portugal. Currently, it manages a portfolio of 12 coworking spaces (10 fully operational, and 2 under construction in Barcelona and Lisbon), of which 5 are owned by ARE. ARE's expertise covers all aspects of coworking space management, from facility maintenance to user experience management and community engagement in dynamic and productive coworking environments. Founded in 2016, OneCoWork has three locations in Barcelona and one in Preston, UK. Ben Nachoom, CEO of OneCoWork, will be a speaker at the upcoming Coworking & Flex Workspace Europe 2024 conference, in Sofia (Nov 13-14). "Agartha's commitment to our team values our experience and knowledge of the flexible workspace market. This transaction will allow us to continue growing in other regions, leveraging ARE's territorial experience, as well as their managerial and financial strength", he says in a joined press release. With this transaction, Agartha is now the primary majority partner of both OneCoWork and Impact Hub, operating in different segments of the flexible office sector.     Digital Nomads hospitality coliving and coworking provider Selina on a dire strait? The international pioneer of accommodation + community + coworking service around the world is looking for buyers, according to the online media Skift. "Selina Hospitality, a hotel and experiences brand focused on youth travelers, said Monday it no longer has any reasonable prospects of avoiding an insolvency. Selina’s board said administrators will explore a potential sale of some or all of the group’s operating subsidiaries and assets, contingent on securing the necessary funding", quotes the article. Selina, which had positioned itself as "a pioneer in the digital nomad hospitality sector, blending hotel accommodations with coworking spaces in trendy locations worldwide", runs 120 locations, representing 29,000 bed spaces worldwide (Costa Rica, Austria, Portugal, Israel, Panama, Brazil, USA, Australia, UK, Greece...). The Global University Systems (G.U.S), a network of dozens of universities worldwide, had invested U$50 million in the company in the past year to stabilize it. A listed company, Selina Hospitality is now expected to be taken out from the Nasdaq. Launched in 2015 in Panama, Selina might have grown up too quickly. The mix of coliving/long term accommodation and coworking services' model doesn't seem to be in jeopardy, though.     Consolidation time in Germany: Work Inn and SleevesUp! Spaces GmbH join forces to shape up the widest coworking network in the country. "The new partnership has 44 locations in 29 cities - and over 3,000 members. SleevesUp! and Work Inn thus form Germany's largest decentralized coworking network, which will be expanded even further in the future. The special feature: the focus is not only on the top 7 cities in central locations, as is usually the case in the industry, but on a nationwide expansion throughout Germany", says a jointly issued press release. The WorkInn-SleevesUp network will grow to 100 coworking locations by 2028 - a new milestone in the coworking sector on the German market, according to both companies. "One of our special features is our community spirit, which we attach great importance to. Highquality locations with first-class facilities, local connections and sustainability standards make us a provider that stands out from the rest. This corporate identity will be further strengthened by the merger with SleevesUp!", says Work Inn founder Dörte Schabsky. "Maximum flexibility in workplace design and working hours are the most important pillars of the new world of work - and of our corporate identity," says Sebastian Schmidt, Managing Director of SleevesUp! Both companies are family-run coworking pioneers and regional market leaders. The Press Release doesn't say under which brand the new joint-venture will operate. Work Inn operates 12 coworking spaces in five cities in the Ruhr region: Dortmund, Bochum, Essen, Mülheim and Duisburg. The community comprises over 1,000 members with a focus on the IT and creative industries.     Irish Flex Workspace provider Grafter inaugurates a café open to the public in one of its Dublin location's ground floor. The 2.500 m2 class building will offer sandwiches and coffee services on the ground floor. The "Gather at Grafter" café space will be open to both Grafter members and the public, says the company. Grafter operates 5 locations in Ireland and one in London. This another move in the F&B business by a coworking operator, although the café will be independently operated, according the shared below article. "Smyth House is a truly historic building and we are extremely proud to have been in a position to refurbish it to such high standard.     The coworking market in Australia is consolidating : AccelerateX, the mother company of flex operator CreativeCubes.Co, acquires competitor Workspace365 (VIC). CreativeCubes will become one of the largest coworking players in Melbourne with 11 sites of flexible office, event and meeting room spaces. "The consolidated group is expected to generate annual revenues of €13,6 Mio to €14,4 million. Plans are also afoot to expand the group interstate with “another dozen conversations” underway with landlords who “need assets activated”, says Tobi Skovron, the founder of CreativeCubes. According to Tobi Skovron, scale is becoming increasingly important in a market like Australia, which is again generating interest from international operators, such as Industrious. "There is a window of opportunity for Australian-owned businesses to strengthen their position in the market, before the offshore assault. The sector is only going to grow. The company's new Docks Matosinhos project, on the coast of the Porto region, will integrate a 1.500 m2 coworking space, within a new 44 apartments building project.     The Madonie region in Sicily bets on "astronomical tourism" and coworking to re-boot its local economy. The region is supported in that ambition by the South Working - Lavorare dal Sud association, launched in 2020. The association, a.o., aims at convincing digital workers from the rest of the country to move to the delightful locations Southern Italy especially offers. Therefore, it maps all facilities where individuals or groups can find proper locations to work from: coworking spaces, in first instance, but also local libraries, hotels or even publics spaces. South Working calls those locations "community spaces".
